The images on this page are artistic impressions, not photographs of the site. They are built from the filed plot schedule, the filed land-use table and the developer's own descriptions of what it intends to deliver, and each caption says which of those it is drawing on. Nothing here is a record of what stands on the ground today.
Two things are worth knowing before you look at any project imagery for this phase, including the developer's own. First, the developer labels part of its website gallery "Actual Image" and part of it "Artistic Impression", which is more honest than most collateral in this corridor. Second - and this is the part its labelling does not resolve - it is not established whether the built amenities in those photographs are Phase 4's clubhouse or the existing clubhouse serving the delivered Bettanahalli phases. Phase 4's clubhouse is not built; the promoter's July 2026 quarterly filing records plantation and power supply at 0%. For that reason nothing on this page captions a finished, occupied amenity as Phase 4's.
If you want to see the actual site, two routes exist. The Karnataka RERA project record for PRM/KA/RERA/1250/303/PR/130526/008652 carries dated site photographs filed by the promoter, and it is free to view. And the layout is a drive - be aware that the last stretch is village road.
1. Aerial View of the Layout - Artistic Impression
The opening frame looks down on the whole of Phase 4: 227 plots set out on about 16.12 acres, threaded by internal roads, with the parks and open spaces distributed through the grid. What it is showing you is the filed land-use split made visible - 52.2% of the phase is saleable plot area, and 47.8% is parks, civic-amenity sites and roads.
What it tells a buyer: this is a mid-sized, single-phase layout, not a township. At 227 plots it is small enough that the road network and the open space are legible from the air, and small enough that you can reasonably expect to know your neighbours.
2. The Entrance Avenue - Artistic Impression
The arrival sequence, drawn as the developer describes it - an 18 m grand entrance avenue leading through an entrance portal into the layout. The 18 m figure is the developer's own, and it applies to this entrance approach only; the layout's internal roads are the filed 9 m and 12 m.
What it tells a buyer: the entrance is the one piece of the layout that every visitor, valuer and future purchaser sees first, and it is usually the last thing delivered. Ask where it sits in the construction programme against the 18 December 2027 filed completion.
3. The Clubhouse - Artistic Impression
A rendering of the 32,750 sq ft courtyard-themed G+2 clubhouse the developer has described in its sales presenter and on both of its websites. The courtyard theme is the organising idea: an indoor courtyard on the ground floor with the reception, multipurpose hall, cafe, co-working space, creche and convenience store arranged around it, indoor sports and the gym above, and wellness, the home theatre and guest rooms on the top level.
What it tells a buyer: the 32,750 sq ft figure is the developer's, not a filed one - no filed source states a clubhouse area for this phase. This building does not exist yet. Treat the image as an intention with a dimension attached to it, and ask for a committed delivery date.
4. Internal Streetscape - Artistic Impression
A view along an internal road, showing the kerbs, footpaths and tree planting the developer describes. The road widths drawn here are the filed ones: 9 m and 12 m. The developer also states that the plots are pre-engineered with underground electric, water and sanitary lines, which is why no overhead cabling appears in the frame.
What it tells a buyer: road and drain work is where a plotted layout's money visibly goes, and it is the line item to check on every site visit. The promoter's July 2026 filing put roads, footpaths, drainage and electrical poles at 40% complete, with plot formation ahead of it at 70%.
5. Parks and Open Space - Artistic Impression
One of the layout's landscaped open spaces. The filed land-use table records eight parks and open spaces in Phase 4, along with two civic-amenity sites; together with the roads they make up the 47.8% open area.
What it tells a buyer: eight is the filed number for this phase. Where the developer's estate-level marketing describes fourteen thematic parks, that count belongs to the wider four-phase development, not to this registration. Plantation stood at 0% on the July 2026 filing, scheduled to start from 17 August 2026, so mature landscaping of the kind shown here is years away.
6. Formed Plots - Artistic Impression
Demarcated residential sites with kerbed roads, drawn at the layout's most common size. 123 of the 227 plots - 54% of the phase - are 30 ft by 40 ft sites, which makes this frame the most representative single image in the set. The other types are 27 plots at 40 ft by 60 ft, exactly two at 30 ft by 50 ft, and 75 odd-shaped sites running from 1,035 to 5,409 sq ft.
What it tells a buyer: this is the product. A 1,200 sq ft site on Gram Panchayat khata in a BIAAPA-sanctioned layout, with plot formation reported at 70% complete in July 2026. If you are comparing rates across the corridor, this is the plot to compare.
7. The Setting - Kundana Hobli
A view of the country the layout sits in: the farmland, orchards and irrigation tanks of Kundana hobli. This frame is illustrative of the setting rather than a survey of any particular spot, and it is the most useful image on the page precisely because it is not selling anything.
What it tells a buyer: an extract of roughly 2.2 km by 2.6 km around the site returns farmland, orchards, a farmyard, eleven irrigation tanks, three village nodes, one named road, and three platted residential polygons. That is the entire built environment. Within about 5 km there is no mapped pharmacy, clinic, hospital, supermarket or convenience store, and the nearest mapped fuel station is 11.3 km by road. This is a farming pocket that is being platted, not a suburb that already exists, and the images above should be read against this one.
What the Images Cannot Tell You
Renderings settle nothing about title, approvals or delivery. The things that do settle those are all public and all free to check: the signed K-RERA certificate and its registration number, the BIAAPA layout sanction BIAAPA/TP/LAO/2024-25 dated 19 December 2025, the Deputy Commissioner's conversion orders on each survey number, the Gram Panchayat khata, and the promoter's quarterly progress filings. Look at the pictures, then read those.

The Karnataka RERA land-use table for Phase 4 records 34,058 sq m of saleable plots (52.2%) against 31,171 sq m of open area (47.8%), made up of 8 parks and open spaces totalling 6,543 sq m, two civic-amenity sites totalling 3,418 sq m, and 21,210 sq m of roads. The developer markets "over 50% landscaped, green and open spaces" and "14 thematic parks"; the filing for this phase says 47.8% and 8 parks. Internal roads are 9 m and 12 m wide, with an 18 m entrance avenue.
The developer describes a 32,750 sq ft courtyard-themed clubhouse over ground plus two floors. Its own drawings show, on the ground floor, a reception, a multipurpose hall, a cafe and co-working space, a creche, a convenience store, an indoor courtyard, a pool and pool deck and a kids' play area; on the first floor, a games room, cards room, squash court, badminton court, gym, yoga studio and table-tennis room; and on the second floor, a spa and salon, a home theatre, an office and four guest rooms plus a suite. Every item on that list is a developer claim about a clubhouse that has not been built yet, and should be read as such.
The developer describes "pre-engineered smart plots with underground electric, water and sanitary lines" - that is its own wording and its own claim. What the filing establishes is that the water source is borewell, the electricity distributor is BESCOM with its NOC recorded as approved, and the internal roads are 9 m and 12 m wide. As at the July 2026 quarterly filing, power supply work - transformer and substation - had not started and was scheduled to begin from 1 August 2026.
The filed proposed completion date on the Karnataka RERA certificate is 18 December 2027, and no extension of time has been applied for. The promoter's July 2026 quarterly filing reports 65% completion overall, with plot formation at 70% and internal roads at 40%; power supply and plantation had not started, and ₹9.4 crore of an estimated ₹30.7 crore construction budget had been spent. Civil work on site started on 16 February 2026, ahead of the filed project start date of 1 May 2026 - which is normal and lawful for a layout, because site works precede registration even though sales do not.
